For 4 people, the standard price for the entire villa is 400 EUR per night in low season and 500 EUR in high season. The overnight flat rate for each additional guest (max. 8 people) is 50 EUR.

For those who decide at short notice: In May (low season) and June (by 28.06.2025) our “7 for 6” offer is valid, which means you only pay the price of 6 nights for 7 nights.

"14 for 12" early bird offer for the summer holidays (June 28–August 2, 2025). If you book by May 26, you'll receive two nights free when booking two weeks (14 nights).

"7 for 6" early bird offer SKI 2026 (JAN-FEB, 2026, beginning with Jan 5)). By Booking by September 30. 

In low season the minimum stay is three nights, in high season four nights. During the summer holidays (July/August) we only rent the villa on a weekly basis.

When booking we ask you to pay a 40% deposit, the remaining amount and the required security deposit must be transferred before arrival.

The contract can be terminated by the customer without payment of a cancellation fee by means of a unilateral declaration up to 3 months before the agreed arrival date of the guest. After this, withdrawal by means of a unilateral declaration by the contracting party is only possible upon payment of the following cancellation fees:

- up to 1 month before the arrival date 40% of the total arrangement price;

- up to 1 week before the arrival date 70% of the total arrangement price;

- in the last week before the arrival date 90% of the total arrangement price.

The general terms and conditions of the hotel industry (AGBH2006) apply.

There is a fee of EUR 440 for cleaning the villa.

Ausseerland spa and overnight stay tax of EUR 3.50. The tax is payable in all Styrian municipalities per night and person aged 15 and over.

The property requires a security deposit of € 800 prior to arrival for incidentals. This deposit will be fully refunded to your credit card after an inspection of the accommodation and a damage inspection of the property.
